Step inside. Swallow your fate. Hope the lights stay on.
You’re invited to a flat viewing unlike any other, one that takes you deep into the haunting heart of Aotearoa’s rental crisis. In this fully immersive, site-specific theatre experience, BATS Theatre becomes the flat, and you - the hopeful viewer - are here to secure a room.
But something isn’t right. The tenants are strange. The landlord is unseen but all-powerful. And there’s a bowl of jellybeans by the door...
As you are guided through a tour of the building, you'll discover a world where landlords hold supernatural control, and tenants find themselves trapped in a never-ending cycle of rent, sacrifice, and submission.
🔮 Darkly funny, chillingly dystopian, and disturbingly familiar, this intimate experience blurs the line between theatre and real estate.
🎟️ Book your “viewing” now, spaces are very limited.
⚠️ Also, be warned - once you enter, the flat might never let you leave.

⚠️ CONTENT WARNING ⚠️
This is a tour of the entire BATS Theatre building that is designed to be spooky and confusing. You will be in a small group walking throughout the building, which includes climbing stairs. There will be sustained periods of darkness and low lighting, and you may get frights. You will be asked to participate in activities, and to interact with the performers. You do not have to do anything you don’t want to, but please book expecting to be immersed into a different world and expect the unexpected.
“The viewing is anything but boring.”
